Big problems don't have single silver-bullet solutions — but they do have proven ingredients. Our approach is to take a couple of ideas that already work overseas and on the mainland, and adapt them properly for Tasmania rather than pinching them wholesale.
We are combining two models that, on their own, are solid — but together, they're something special.
Community Land Trusts (CLTs) — the land is held in trust by the community, permanently. That means the homes built on it stay affordable for generation after generation, protected from the speculation that pushes prices out of reach.
Co-operative housing — residents share in the governance, the decisions, and the care of common spaces. It keeps costs down, but more importantly, it builds the kind of belonging that turns a building full of strangers into an actual neighbourhood.
We picture medium-density apartment communities with shared gardens, play spaces, and walkways — supported by ground-floor businesses that line up with community values rather than working against them.
Here's the honest bit: this isn't a fixed blueprint yet. It's a living model that we're testing, questioning, and shaping for Tasmania's particular quirks and needs. We'd rather get it right than get it fast.
