Too many Tasmanians are locked out of secure, affordable housing.

As housing costs rise and supply tightens, the people most affected are renters and low-to-moderate income households. In Tasmania today: More than half of low-income renters are in housing stress, spending over 30% of their income just to keep a roof over their heads.

It takes the average household over 10 years to save for a home deposit — a near-record high. Regional centres like Launceston face added pressure, with limited options for families, older adults, and those seeking long-term rental stability.

At the same time, the types of housing we build are not keeping pace with people's needs. Too often, developments are driven by short-term profit rather than long-term security. The result? Many Tasmanians are forced into unstable, unaffordable, or unsuitable housing — or out of the market altogether.

This is not just a housing crisis. It's a community crisis. When people cannot access secure homes, the impacts flow into every part of life: education, health, employment, and neighbourhood connection.

The Verandah Project is a response to this growing problem. It is a call to reimagine housing in Tasmania — shifting it from a commodity to a foundation for wellbeing, resilience, and community life.
